The average sale price of an existing single-family home in Marion County climbed 36.4% year-over-year in June, according to the latest numbers released by the Ocala/Marion County Association of Realtors.
The price rose from $213,891 in June 2020 to $291,692 in June of this year. In May, the average price rose 41.7% year-over-year to $287,313.
Meanwhile, the number of sales of existing Marion County single-family homes increased by 36.1% in June compared with the same month a year ago. There were 742 home closings by Realtors, compared with 594 in June 2020.

Overall, total sales of existing single-family homes in Marion County hit $216.7 million in June, up 89.7% from June 2020’s $114.2 million.
Pending single-family home sales were down 12.4%, from 742 in June 2020 to 594 this year. Inventory increased from 1,132 in June 2020 to 1,252 in June 2021. There was only 1.1 months of available inventory in June 2021, compared with 2.5 months in the year prior.
Nationally, the median sales price for all housing types saw a record year-over-year increase of 23.4% in June 2021, according to the National Association of REALTORS’ monthly report.
Manufactured home prices up 34.2%
The average sales price of manufactured homes in Marion climbed 36.2% in one year.
The average sale price of a manufactured home was $119,186 in June, up from $88,787 in June 2020, the reported stated.
Sales of existing Marion County manufactured homes increased by 62% in June compared to the same month a year ago, from 50 to 81.
Overall, total sales of manufactured homes hit $9.7 million in June, up 117.5% from June 2020’s $4.4 million.
Meanwhile, pending sales of Marion County manufactured homes rose by 15.1% in June, from 73 in June 2020 to 84 this year.
Price of townhouses, condos up 36.9%
Sale prices of townhouses and condominiums also continued to escalate in Marion County, with the average price in June up 36.9% in one year.
The average sale price of townhouses and condos was $154,705 in June, up from $113,045 in June 2020, the reported stated.
Meanwhile, sales of existing Marion County townhouses and condos increased by 141.8% in June compared to the same month a year ago. June saw 75 existing townhomes and condos sold by Realtors, compared with 31 in June 2020.
Overall, total sales of townhouses and condos hit $11.6 million in June, up 231.1% from June 2020’s $3.5 million.
